SAG was engaged by Los Alamos County to assess the merits of an unsolicited proposal from a private developer related to its application for public support of a new 134-room Hilton Garden Inn and 8,500 square foot conference center in downtown Los Alamos. The developer is seeking the public contribution of 5.5 acres of land overlooking a spectacular bluff view and a $4 million low interest loan. The total project cost is approximately $21 million.
SAG’s role is to provide industry expertise to the County to understand if the developer’s projections for the project are reasonable, if the project is feasible and if the public incentive is reasonable and warranted. The County has asked SAG to offer alternative ideas and deal structures based on experience with similar projects.
