In 1999, the City of Charlotte supported the development of a 700-room Westin. The success following the 2003 opening of the hotel led the City and the hotel ownership to study the feasibility of developing an additional 500-room hotel. The study analyzed the factors contributing to the success of the Westin hotel, the impact on the convention center, and other demand generators in the metro area. The study included market supply and demand projections, projections of occupancy, average daily rates and operating cash flows and calculations of warranted private investment.
